What is the difference between an NNN lease and a gross lease?

In a triple-net (NNN) lease the tenant pays base rent plus taxes, insurance, and maintenance. In a gross lease the landlord covers those costs in a higher base rent. Which is better depends on the property and your risk tolerance; we walk clients through the real numbers side by side.
